Here you are...It would cost over rover $200,000 to replace this track.

This track is operating. The house, shop and grounds are nice.
The ten acres might be expandable, with some acquisitions of 8 to 14 acres of extra land available. The Clay Quality is excellent and the potential to have some "fat" weekends is definitely there considering how close it is to MARTINSVILLE, VA.
And, it is also a very nice country house with a race track thrown in...
The terms are attractive also: 50%, more or less down, with the balance carried at 3.75 to 8.75% interest. No financing fees, just low simple interest. Large discount for all cash. Owner says SELL! Sell it Now and I'll help advise how to run it, for a year, maybe longer (?), if we get along and you still want my help...says the seller.
I would like to see this place do well and continue to run and run well, for a long time. It cost a lot to build it and I'll miss it; but "we are ready for a change", after improving and rebuilding the house after taking down to the shell and starting all over, with new electrical, plumbing hardwood up and downstairs, ( 4 BR, 2 Bath, LR Cozy Kitchen) for the last 15 years.
This house is nice inside, outside and well treed with evergreens for privacy. It is also well fenced for the 18 x 36 concrete pool, which needs anew liner, in our opinion.
The track is neat, because the clay quality is some of the best clay around. It packs really nice. The wall is 4 x 4 x 8 interlocked concrete blocks. It is 4 FEET THICK. The water truck, and the tractor removes cars quickly either with the hook or the (dreaded) fork lift. $20 for the Pits and $10 at the gate. Concessions could be attractive with barbecued on site good food.
NOTE: Entertainment is not limited to racing, so if you use your imagination, and have some promotional skills you could make some serious money??? if you are good.
I have no idea how quick this will sell, but I think it might go quickly. Good stuff usually goes quickly, but if you are going to wait for the government to act, it might be gone by then, whenever that is?? BY, Thomas 516-815-2800
